Sounds like you all have a great selection of condos. Hopefully that means there are lots of buyers to buy them!
Oh it is really good to see a lot of properties that you have.And how is the response from the buyers? How was the business in the last quarter of 2009?
We were quite busy in 2009 with bargain hunters. When properties got priced right by sellers they were quickly put under contract. Hopefully 2010 will see equilibrium brought back to supply and demand.

Are you having problems getting buyers approved for financing in your neck of the woods? I live in Jupiter, Florida and I have been having nightmares getting even qualified buyers approved….most get denied due to the rental percentage being too high.
Being tagged as a condotel has become problematic for getting financed at certain buildings. I find it ironic that lenders that obviously would want their loans serviced have problems with borrowers that try to generate revenue to service debts. It just seems to me that it would be a plus for reducing risk for the lender to see the potential for the debt to be serviced by additional cash flows and not totally dependent on other revenue sources of the buyer. I’m just saying ………………………!

This sounds like the banks in the UK. Logical lending decisions being thrown up into the air because clients have income sources that do not fit into the appropriate boxes. Lending software making all f the decisions and no highly paid bank executive prepared to overrule the software. Rant over! Great selection of condos!
Great list. I wish we had inventory like that over here is Houston. I agree with your view on the financing issues around the “Condotel”. The lenders usually want a certain percentage of the units to be owner occupied.
