My Baldwin County Real Estate Website

I have been neglecting working on my website featuring Baldwin County Real Estate lately.

We take great pride in the ease of search on the site and I am auditing the site trying to determine what is right and what could be better. So, I have been looking around trying to figure out what needs attention.  It is apparent that we get plenty of visitors for Gulf Shores, Orange Beach, and Fort Morgan Homes and Condos, but it is puzzling why we don’t get many visitors to a few of the primary pages of the site.  I am pretty sure the reason is that people want to see properties and not to read all about real estate. None the less, here are the pages that are neglected, perhaps you can tell me why:

Perhaps the Baldwin County Alabama Real Estate page is a bit generic and visitors are more in tune with what they are looking for in regards to cities and not the County.  As for the Buying and Selling pages, I would guess that since they don’t have any specific information on properties that are on the market, they simply are not interesting for visitors.  However, the Listings page is quite nice and features the current listings of our team members.  The local information page is also quite useful in that there is a multitude of links to helpful sites in the area that would be helpful to anyone interested in the area.

Take a look and let me know how I might make those pages more rewarding for our visitors!

Rock Creek Subdivision in Fairhope, Alabama: An Interview with Henry Cassidy of the Rock Creek POA

Rock Creek Subdivision, Fairhope, AL

Rock Creek Subdivision, Fairhope, AL

Henry Cassidy is the current Administrator for the Rock Creek Property Owner’s Association.  Henry is a Louisiana native, who was first introduced to the Alabama Gulf Coast by a college roommate.  Henry would tag along with this roommate on trips to the family beach house in Gulf Shores in the late 60’s.  Prior to these trips, Henry believed that Florida had the most majestic beaches in the country.  He was surprised to learn that such a quaint piece of paradise existed so close to his own home and remembers his instant love of Gulf Shores.

Henry would eventually leave New Orleans for career opportunities as far west as California but the small beach community in Alabama was never far from his mind.  As his retirement approached in 2002, Henry’s list of top places to retire centered around his love of golf.  On the list were various golfing communities in Florida, the Carolina’s, and of course, Gulf Shores, AL.

During a trip to Gulf Shores, Henry visited his step-sister, who purchased a home in Rock Creek, a prominent golfing community just north of the beach in a little town called Fairhope.  He describes Fairhope as a true village with a town environment, as opposed to resort communities he and his wife had considered as potential retirement destinations.  They soon discovered that buying a home in Rock Creek would offer them the best of what coastal Alabama has to offer, like small town appeal and convenience, championship golf, and access to the powder white beaches of Gulf Shores.

In terms of the 18-hole course at Rock Creek, Henry says “it never gets old!”  Members of the Honors Golf at Rock Creek enjoy paying mere cart fees to enjoy nearby affiliated courses, such at The Peninsula and all 36 holes at Craft Farms.

Find out about Baldwin County Foreclosures in Alabama

We have prepared a new website for foreclosures and distressed properties in Baldwin County Alabama.

One of our group members pulls foreclosure data and looks for opportunities.  On promising properties he pulls as much information as he can, consults with the firm that is handling the foreclosure, and tries to get the word out to foreclosure investors in as timely a manner as possible.

Many times the properties get to the courthouse steps and then are not sold because the liens get paid off at the last minute. On those that don’t get canceled, it is often the morning of the sale that the opening bid amounts are announced leaving a very short time for discovery, due diligence, and making funding arrangements.

There are many properties that are going to foreclosure auction at the Courthouse in the current environment. Many opportunities present themselves for buying deeply discounted properties. Investors interested in this form of acquiring real property should make the connection with someone that can be at the Courthouse to bid for them.

The foreclosure  investor needs to have his wits about him, funding in place that is ready to dispatch on the day of sale (meaning banking arrangements should be in place well before deciding to bid), and the ability to make quick decisions with limited amounts of information.  There are risks involved and these should be discovered by discussing the process with someone familiar with the process.

If you are interested in buying foreclosures in Baldwin County Alabama, then visit our site - www.distressedpropertyvulturefund.com .

When you get to the site, be sure to put your e-mail address in the subscribe box at the top of the menu column and you will begin to receive dispatches from our person at the Courthouse when he see’s opportunity present itself.

Go ahead and subscribe and watch the information flow, if you end up wanting to give investing in foreclosures a try, simply contact the agent in the dispatches to begin a conversation about the process and to get your arrangements made to participate in future sales.

Baldwin County includes the communities of Gulf Shores, Orange Beach, and Fort Morgan where there are numerous Beach Condo Foreclosure opportunities.  The communities of Foley, Fairhope, Daphne, and Spanish Fort will have more residntial foreclosure opportunities.

Again, if you want to discover a little more about the foreclosure process visit our site and “subscribe” to get the flow of properties that may have great investment potential -  www.distressedpropertyvulturefund.com

Remember - do your discovery and know your risks!
