We have prepared a new website for foreclosures and distressed properties in Baldwin County Alabama.
One of our group members pulls foreclosure data and looks for opportunities. On promising properties he pulls as much information as he can, consults with the firm that is handling the foreclosure, and tries to get the word out to foreclosure investors in as timely a manner as possible.
Many times the properties get to the courthouse steps and then are not sold because the liens get paid off at the last minute. On those that don’t get canceled, it is often the morning of the sale that the opening bid amounts are announced leaving a very short time for discovery, due diligence, and making funding arrangements.
There are many properties that are going to foreclosure auction at the Courthouse in the current environment. Many opportunities present themselves for buying deeply discounted properties. Investors interested in this form of acquiring real property should make the connection with someone that can be at the Courthouse to bid for them.
The foreclosure investor needs to have his wits about him, funding in place that is ready to dispatch on the day of sale (meaning banking arrangements should be in place well before deciding to bid), and the ability to make quick decisions with limited amounts of information. There are risks involved and these should be discovered by discussing the process with someone familiar with the process.
If you are interested in buying foreclosures in Baldwin County Alabama, then visit our site - www.distressedpropertyvulturefund.com .
When you get to the site, be sure to put your e-mail address in the subscribe box at the top of the menu column and you will begin to receive dispatches from our person at the Courthouse when he see’s opportunity present itself.
Go ahead and subscribe and watch the information flow, if you end up wanting to give investing in foreclosures a try, simply contact the agent in the dispatches to begin a conversation about the process and to get your arrangements made to participate in future sales.
Baldwin County includes the communities of Gulf Shores, Orange Beach, and Fort Morgan where there are numerous Beach Condo Foreclosure opportunities. The communities of Foley, Fairhope, Daphne, and Spanish Fort will have more residntial foreclosure opportunities.
Again, if you want to discover a little more about the foreclosure process visit our site and “subscribe” to get the flow of properties that may have great investment potential - www.distressedpropertyvulturefund.com
Remember - do your discovery and know your risks!

Time to check: Air Conditioner Filter
It is the start of a new month this weekend, so it is time to change the filter in the air conditioner/furnace. This is a relatively simple task that will only take a couple of minutes.
When changing the filter, be sure to check the return area and clean if necessary. Also add some chlorine bleach to the condensate drain tube to inhibit blockage from algae build up.
Check your tires too!
Since this week’s maintenance is easily performed, you should also check your air pressure in your vehicle’s tires. If you are low on air pressure, inflate to the manufacturer specifications that are embossed into the tire sidewall. Proper inflation will make your tires last longer, give you better control of the vehicle, and improve gas mileage.

While you are at it, you should check the fluids in your vehicle as well. There are several fluids that need to be checked; Oil, power steering, transmission, coolant, windshield washer, and brake fluid. Try do do this when the engine is cool, and check the manufacturer’s recommendations for fill level. These can be found in your owners manual.

It’s a buyers’ market -
not a waiter’s market.
You and I know that now is one of the best times to buy real estate, homes, and condos in recent history, but our challenge is to communicate that to our buyers and help them see the opportunities of today’s market.
Think about it!
