Are people buying in Orange Beach or Gulf Shores these days? I am embarrassed to admit what I paid for a unit at Crystal Shores at the peak of the market a couple years ago. Anyone see a day where we’ll see 2005 prices again?

We have done quite well this year with buyers. That said, the buyers that are out there are looking for quality and value. Most are investing cash and not contingent on financing and many will be end users. It is sad that real estate prices all over this country were so hyper pumped up by years of excessively low interest rates which in turn drove builders to over develop. Of course, we don’t have a crystal ball, but we look forward to the day when all of these financial excesses that keep dominoing into all of the sectors of our economy are faced up to and we can move forward. There are many great opportunitys for buyers at present, but things aren’t so rosy for sellers. This will change over time. So, it sounds like my expensive beach condo in Gulf Shores may remain an inexpensive beach condo for many years.
What if I wanted to get out of it? What are my options?

We don’t predict the future. But if you wanted out I would recommend aggresive pricing to sell. With limited numbers of buyers, a seller must have the absolute best value in the complex to get to closing. We have watched for 2 years where sellers were not willing to price aggresively and they simply followed the market down. Even those that ultimately reduced prices multiple times, but did not make theirs the best deal in the building simply watched more value evaporate by being listed just a little higher than they should have been on each and every price reduction. End users don’t really have a problem though - if it was purchased for your enjoyment then enjoy it!
