Have you been seeing a significant amount of interest in foreclosures in your market?

Yes, starting about 12 months ago. There was very high interest late last summer and then the financial markets starting toppling, that interest fell off until the last week of December. We have been very busy since then and so have many agents I network with in other areas. Almost each and every one saw large changes in buyer behaviors beginning that last week in December.

It is very important to be prepared when the best foreclosure properties come up for sale. The buyer should do preliminary research on the local MLS to determine relative values of properties in the area. It is also critical to have a loan pre-approval with a direct lender. The banks aren’t interested in working with mortgage brokers. Then, when the best opportunities come along, it is important to move quickly. The biggest bargain foreclosure homes will receive multiple offers, and in San Diego most of them are being overbid. That is not the time to underbid, or you won’t get the sweet deal you’ve been waiting for.
